Prime Contractor for a turnkey development profile of a 41 lot infill subdivision, including annexation proceedings with three state and municipal agencies. Contracted and conducted the development from raw land to a recorded subdivision map, including all engineering disciplines, municipal processing, environmental submissions, budgeting and cost control.

GLENRIDGE ESTATES, ESCONDIDO, CA
Developer and construction manager for an 18 lot infill subdivision including political liaison, civil engineering design, soils engineering, and site hydrology. Performed a turnkey project management profile involving project permits, bonding, budgeting, accounting, and general contracting.

THE HORIZON CLUB, RANCHO SANTA FE, CA
Prime engineering and building contractor on site project manager for a 533 acre golf course project with seven phases of residential lot development. Direct contracting on behalf of ownership group for engineering, development, and completion of on-site and off-site infrastructure and building improvements. Operating disciplines included civil, structural, and soils engineering, telecommunications, municipal agency contracting and rebate monitoring, full charge accounting, subcontracting, budgeting, and quality control.

WOODHAVEN COUNTRY CLUB, PALM DESERT, CA
Development and construction manager for the final engineering and golf course improvements to a 504 unit subdivision surrounding an 18 hole golf course, clubhouse, restaurant facility, and project infrastructure. Contract duties encompassed liaison and submissions to the Riverside County Board of Supervisors, exoneration of payment and performance bonds, and contractual matters with the golf course management team and homeowners association.

RANCHO MIRAGE COUNTRY CLUB, CITY OF RANCHO MIRAGE, CA
Development and construction manager for the final engineering improvements to streets, utility systems, and other infrastructure within the golf course and adjacent of the 177 luxury homes in the project. Work included permitting, contracting, cost control, production and political liaison with the City of Rancho Mirage, Coachella Valley Water District, and The Nature Conservancy for the State of California.

RANCHO LA CIMA, RANCHO SANTA FE, CA
Development and construction manager, prime engineering and building contractor, for the entitlements, mapping, civil and soils engineering, and construction of a 26 lots subdivision surrounding an existing 15,500 SF estate home. The Project was designed and built to accommodate luxury estate homes ranging from 5,500 to 12,000 SF. The community plan involved perimeter security walls, and entry gates, a manned gatehouse, and comprehensive architectural controls and detailing.

ALTA VISTA VENTURE, VISTA, CA
Owner/developer and general engineering contractor for a custom home and lot sale subdivision built as an in-fill project in a mature neighborhood. Completed all entitlements, financing, product design, and build out of engineering improvements and housing product. The 2,500 to 3,000 SF homes were situated on terraced lots and were designed to meld into and compliment the architecture of the existing residences in the neighborhood.

DEL CERRO REPUBLIC HOMES, SAN DIEGO, CA
Managing General Partner, general engineering and building contractor for a luxury home development venture encompassing 36 homes built in 3 phases within 2 separate geographical project marketing areas. Product type included 3,000 SF plus homes designed and built to accommodate rocky hillside terrains, and ocean view orientation along the Del Mar coastline.

DEL MAR VENTURE, DEL MAR, CA
Managing General Partner and general engineering and building contractor for a luxury home development venture encompassing 36 homes built in three phases within two separate geographical project marketing areas. Product type included 3,000 SF plus homes designed and built to accommodate rocky hillside terrain in Del Cerro Hills, and ocean view orientation along the Del Mar coastline.

BRADDOCK GARDENS, MARINA DEL REY, CA
Acted as general partner, and engineering and building contractor for development of a 42 unit condominium conversion. Project development included acquisition and financing, general contracting and management of the sales program. Processing with the DRE, securing permanent financing and closing for buyer escrows were also part of partnership responsibilities.

CRYSTAL TOWER, MIAMI (HALLANDALE), FLORIDA
Vice President and project manager for the design, construction, and marketing of a 146 unit high rise luxury condominium built in the epoch of new development along the South Florida Gold Coast. Sales and marketing involved investors, local and seasonal buyers, and out of state residents from the eastern seaboard states.

CONDO DEL SOL, SANDPOINTE, IDAHO
Vice President and project manager for a 118 unit luxury condominium development fronting on Lake Pond Oreille', including lakefront bulkheads, a boat marina, and bridge construction. Units were designed and sold as resort condominium hotel suites. Initially marketed utilizing S.E.C. Form: S-1 Securities Offering Registration. The Hilton Hotel Management Group as a destination resort is currently operating the project.

DRIFTWOOD SHORES, FLORENCE, OREGON
Vice President and project manager for a 144 unit recreational condominium on the ocean front at Haceta Beach, Oregon. Improvements included construction of for sale units used as destination resort hotel suites. The Project included the hotel construction, quality restaurant, lounge, and family recreation center. Marketing plan included offering the units to institutional investors utilizing a Securities and Exchange Commission S-1 form securities offering.

601 LIDO ISLE, NEWPORT BEACH, CA
Vice President and project manager for the design and build out of a nine story, 54 unit luxury condominium project fronting onto Newport Bay. Engineering improvements included waterfront bulkheads, de-watering systems, subterranean foundations and parking garages. The building is considered an architectural landmark in the area for it's classic design, unique use of materials, and quality construction.

WHISPERING PALMS, RANCHO SANTA FE, CA
Vice President and project manager for a joint venture that built an 18 hole golf course, fairway lots, and luxury single family homes. Amenities included the golf course, clubhouse, restaurant, sports lounge, and pro shop. The project master plan involved single family homes, condominiums, a commercial site, and the design and construction of a regional waste water treatment facility.

VISTA VERDE HOMES, SAN JOSE, CA
Vice President and project manager for 256 unit single family subdivision including all direct product design, civil engineering improvements, on site construction, sales, marketing, financing, and delivery to the homeowner.

DEVONSHIRE HOUSE, LA JOLLA, CA
Vice President and project manager for the construction and sale of a 64 unit high rise condominium development in the "village area" of La Jolla. The project was successfully designed for and marketed to destination users and investors. Sales activity involved intra and interstate marketing to corporate buyers and speculative investors.

THE LA JOLLA SUMMIT, LA JOLLA, CA
Vice President and project manager for the design, build out, and marketing of a 142 unit planed residential development including clubhouse and tennis complex. Housing product included P.C.B.C. "Best in the West" single family homes, plus lot sales overlooking the La Jolla coastline and Pacific Ocean. Sales and marketing presentation included the first use in California of a computerized multi media sales presentation.

THE MUIRLANDS, LA JOLLA, CA
Vice President and project manager for a 118 lot PRD of luxury single family homes on terraced ocean view lots. Project included major neighborhood arterial streets and infrastructure accomplished with a 1915 Act Bond Assessment. Managed product design, construction, and sales activity for the homes and lots.

RANCHO SANTA TERESA, SAN JOSE, CA
Vice President and project manager for a 1,218 acre master planned PRD. The project included four distinct single family neighborhoods, two apartment complexes, and a regional neighborhood shopping center. Project administration entailed land planning, civil engineering, financing, joint venture formation, sales, marketing, and political liaison. Community infrastructure included: major regional roadway systems, storm, sewer, and utility extension, much of which was accomplished with 1913 and 1915 Act Bond Assessment Districts.

COLDWELL BANKER CO., NEWPORT BEACH, CA
Real estate broker for the new homes sales division. Participated in the design, development, and marketing of the Linda Isle subdivision on Newport Bay. Marketed and sold luxury bay front and beach front homes in Lido Isle, Newport, and Balboa Island.

THE VILLAGES AT UNIVERSITY PARK, NEWPORT BEACH, CA
Project salesman for a 400 unit town home project in Newport Beach, CA. The homes are located within the Irvine Ranch master plan and contiguous to the University of California at Irvine campus. I was personally involved in the sale and closing of 100 homes in a one year period.
